Heading south, the historic city of Perth (9.5 miles) is known for major landmarks and attractions including the magnificent Scone Palace, the popular Perth Racecourse, the tranquil Branklyn Garden and the famous Perth Museum – home to the Stone of Destiny. For golfers, the area offers a choice of fantastic courses, including those at Blairgowrie, Dunkeld and Gleneagles, all within 25 miles. Other local landmarks include The Hermitage, the Ranageig Stone Circle, Kinclaven Bluebell Woods and Dunsinane Hill Fort, all within 18 miles.

Upstairs there is an elegant bathroom shared between two cosy twin rooms, both of which can be made up as king-size on request. There are also two super-king-size bedrooms with en-suite shower rooms, one featuring French doors that open onto a charming balcony. River views can be enjoyed from the kitchen, master bedroom, games room and the upstairs terrace. Downstairs, there are two additional bedrooms – one super-king-size and one king-size (convertible to twin) – both with en-suite shower rooms. This level also houses a utility room with washing machine, tumble dryer and fridge/freezer.
Heading outside, the beautiful, landscaped gardens offer a serene haven, with multiple seating areas including a spacious terraced balcony. With ample outdoor furniture, a BBQ, fire pit and a useful outdoor mixer shower, the garden also features a hot tub with mood lighting and Bluetooth speakers, providing a luxurious spot to relax and take in the surrounding views. Private off-road parking is available for six cars along the driveway. Please note, increased accessibility is available via a stone path with ramps entering the house via the sunroom.
