Positive: Location is amazing. Rutland Water is a superb environment. Breakfast was good.

Negative: The rooms are very shabby & really need an update. Not many windows, so although the location is great, you don't feel that staying in the rooms.

Summary: Okay as a place to sleep. Great if you only want it for the location.
